We are experienced with numerous
underwriters and take their requirements into
consideration in our appraisal reports. We are
proud of our extremely low call-back rate from
lenders and underwriters on issues with our
appraisal reports. Our goal is zero call-backs.
All appraisals automatically include a cost
approach when applicable.
We routinely include 5 or more comparable
sales in our reports.
While it is against the law in the State of
Arizona for an unsupervised trainee to inspect
a property and/or write an appraisal report, it
has become a common practice with some
firms as a means to cut costs or offer reduced
rates. We never compromise our quality by
utilizing unsupervised trainees. If a trainee
assists with an appraisal assignment they are
always accompanied and supervised by a
licensed appraiser throughout the entire
appraisal process. We know our customers
are paying for quality , timely service and
trouble-free appraisal reports which they
always receive from Valley of the Sun
Appraisals.
* Additional charges may apply to complex or
FHA properties or properties in outlying areas.
All orders are COD unless prior arrangements
are made.
New customers wanting to bill our services
through escrow or pay net 30 may be required to
sign a letter of guarantee.
